Market Summary: April 2026
Eagle County recorded a total sales volume of $269,607,898 across 128 property transactions. This reflects a modest increase from April 2025, which saw $257,437,244 in volume and 100 transactions. Improved residential sales for the month averaged $2,534,818, with a median transaction price of $1,610,000. The month's highest-priced transaction was a Vail Village single-family home, which sold for $36,000,000 ($4,206 PPSF).
Gypsum led in all areas with 17 transactions, while Vail Village recorded the highest dollar volume at $54M across 5 transactions.
Year-to-Date (YTD) Performance:
Through April, total dollar volume reached $868,694,103 across 435 transactions. Compared to the first four months of 2025, this represents a 10% pullback in volume and a 4% decline in transaction counts. Despite the lower overall volume, residential pricing trended higher:
• Single-Family Homes: Average price increased 10% to $3,345,513.
• Multi-Family Residences: Average price rose 2% to $2,103,980.
